1. What We Do<\/div>\n

Impact Landscaping builds custom, one-of-a-kind outdoor spaces. We operate as a general contractor. This means we plan projects and coordinate skilled independent contractors to complete the work.<\/div>\n

The owner may not be on site every day. Work may be completed by different crews depending on the project.<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n

If labor time is listed in your estimate, it is for planning only. Pricing is based on the scope of work, not the actual time spent.<\/div>\n

5. Unexpected Conditions<\/div>\n

Landscaping involves digging and ground work.<\/div>\n

If unexpected conditions are found, including but not limited to:<\/div>\n

Buried debris or concrete<\/div>\n
\u00a0<\/div>\n
Roots, stumps, rock, or poor soil<\/div>\n
\u00a0<\/div>\n
Drainage or grading issues not visible at estimate<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n
Additional labor, materials, or equipment will be billed separately.<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n

6. Materials & Substitutions<\/div>\n

8. Homeowner Availability<\/div>\n

Available in person at least one time before project completion<\/div>\n

This allows us to confirm progress and avoid misunderstandings.<\/div>\n

9. Decision Authority & Work Continuation<\/div>\n

If the homeowner cannot be reached and a decision is needed, work will continue without delay using the contractor\u2019s best professional judgment.<\/div>\n

\u00a0<\/div>\n
Adjusting irrigation or lighting<\/div>\n
\u00a0<\/div>\n
Making small plan changes<\/div>\n

Replacing materials with commonly available equivalents<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n
Work will not be delayed due to lack of homeowner availability.<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n

10. Walkthrough & Quality Review<\/div>\n

A walkthrough is completed at the end of the project by:<\/div>\n

A punch list may be created<\/div>\n

Punch-list items are completed before final close-out.<\/div>\n

Once the walkthrough and punch list are finished, the project is considered complete and accepted.<\/div>\n
No new issues may be added after acceptance.<\/div>\n

11. Payment Terms<\/div>\n

12. Late Payments<\/div>\n

Late fees cover scheduling disruption, contractor costs, and administrative time.<\/div>\n

Palms<\/div>\n
\u00a0<\/div>\n
Sod<\/div>\n

Plants<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n
We do warranty workmanship on:<\/div>\n
\u00a0<\/div>\n
Pavers<\/div>\n
\u00a0<\/div>\n
Landscape lighting<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n
for two (2) years, excluding damage from weather, settling, or misuse.<\/div>\n

\u00a0<\/div>\n

14. Third-Party Work & Referrals<\/div>\n

Impact Landscaping may refer certain\u00a0service<\/span>s, such as lawn care or maintenance, to independent third-party contractors.<\/div>\n

When work is:<\/div>\n
\u00a0<\/div>\n
Referred out<\/div>\n
\u00a0<\/div>\n
Performed by another contractor<\/div>\n
\u00a0<\/div>\n
Billed directly to the homeowner by that contractor<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n
That work is not the responsibility of Impact Landscaping.<\/div>\n
\u00a0<\/div>\n
Impact Landscaping:<\/div>\n
\u00a0<\/div>\n
Does not perform the work<\/div>\n
\u00a0<\/div>\n
Does not bill for the work<\/div>\n
\u00a0<\/div>\n
Does not warranty the work<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n
Any questions, complaints, reviews, disputes, or claims must be handled directly with the contractor who performed and billed the work.<\/div>\n

Impact Landscaping must not be named in complaints, online reviews, chargebacks, or disputes related to third-party work.<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n

15. Conduct & Project Interruption<\/div>\n
\u00a0<\/div>\n
We expect respectful communication and reasonable cooperation.<\/div>\n

If a client:<\/div>\n

Repeatedly disputes agreed terms<\/div>\n
\u00a0<\/div>\n
Demands work outside the scope<\/div>\n
\u00a0<\/div>\n
Refuses to communicate<\/div>\n
\u00a0<\/div>\n
Delays payment<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n
Work may be paused until the issue is resolved under these Terms of\u00a0Service<\/span>.<\/div>\n
\u00a0<\/div>\n
\u00a0<\/div>\n

16. Documentation<\/div>\n

Projects are documented with photos, videos, and written records to confirm scope, progress, and completion.<\/div>\n

17. Acceptance of These Terms<\/div>\n
\u00a0<\/div>\n
By approving an estimate, paying a deposit, or allowing work to begin, you confirm that you:<\/div>\n
